拍卖屋有好康,也有陷阱,如果你不是有经验的,那么,最好找一个Agent,这些Agent大多数时候是不收费的。除非拍卖的银行不给他们Commission,否则他们是不向你收费的。要接触他们,这个论坛有个专门做拍卖的

其实,打必须要向同行看齐,例如:

(1)该拍卖屋是否空置,或者租户,还是屋主尚未搬迁?这告诉有兴趣的人知道风险的高低。
(2)Title 是否已经发放?如果还是Master Title,发展商是否还在?发展商是否同意直接转名?
(3)有什么拖欠的费用?银行是否同意负担?
(4)是否有 Caveat?

Jeff 和他的竞争者的面子书多是给以以上的资讯,这样才算完整。

以我的經驗,我看過的拍賣房子,相關agent,是100% 百分百 完全沒有去看過相關房產。十問十不知道,拍賣行提供什麼簡單資料,他們就讀出來讓我聽。說我有興趣,才去替我看看問問房子現在的狀態。

可能是我遇到的agent 不專業。

你可以考虑找 Jeff Low, 我去任何拍卖场,都看见他或他的兄弟。他们会带你看产业地点。Jeff 的消息很准的,上次我去看 Cyberjaya 一坐位于商场上面的服务公寓,该发展商是由问题的,不同意直接转名,需要额外的律师费,他都知道。当然,先声明,我不是替他工作的。
雪隆市场还有几组专做拍卖的中介,有一个在Lowyat 很活跃的 AskarPerang 也是很准的,你可以参考以下:

一些发展商会要求2%转名费,这些专做拍卖的中介应该知道的。其实,我问过我的律师,发展商是不可以征收2%转名费的,只是说,如果是贷款买拍卖产业,这额外的开销如果没及时解决,会出现问题。
今年的潮流是在热门地点买拍卖屋,装修后卖出,不久就会有所谓的大师出现,开班授课,又是“一条龙”服务。

去年我要買的房子,同一個區,有一間拍賣。

大概1.8 mil,比我後來買下的,便宜100k。我問過,沒有任何bidder。
我有興趣,看了房子好幾次,屋主還在住,幾次去,都看到他在修剪花草。
我按了門鈴,跟他談了談,他也讓我簡單參觀了房子,房子還良好狀態照顧到好好。
我沒問為何房子會被拍賣,只是跟他propose,不如我們私底下交易,你會拿回更多錢,我也不用擔心其他bidder 競爭。
但他沒興趣,他說,既然拍賣就拍賣吧,他選擇順其自然,選擇能住多久就住多久,呆到最後一刻。
離別前他祝我好運,也希望我能好好照顧房子,然後繼續修剪花草。

我前後一共看了該房子六七次,看到他在修剪花草,家人出入,

如果我買下來了,我應該會從他手上接過房子鎖匙,看著他離開。
然後我裝修房子,一家人住在裡面,幾十年。
我想,往後的日子,我心中都難免糾結。

拍賣當天早上,我決定不出席了。

我不想我的愉快日子,是覆蓋在別人的惆悵遺憾之上。

能正常出售不要却要让银行拍卖,很怪,难道能住久一点?

如果是业主还在,知人知面不知心,很难说的,有些人甚至是会破坏屋子的。一般上来说,是业主自住,我的建议是不要碰。
有 Caveat 的也不要碰。10年前,有间独立别墅 ,业主是挂牌公司董事,房子被拍卖前,业主卖给一对夫妇,那对夫妇给了订金就开始租,租的时候,开始装修得很漂亮。可是,业主欠银行的钱多过卖价,银行不同意割名,业主又不 top up 还钱,银行就拍卖。可是,买的夫妇其实已经给了一大笔订金、租金和装修,所以放进 Caveat。一个买主没探听清楚,就去 bid;银行拿了钱,多余的还给了原先的业主 ,结果,旧业主,夫妇买家和 successful bidder 闹了一大堆法律诉讼,房子空了10年,我不清楚最后怎样。所以,买拍卖屋,查 Caveat 非常重要。

拍卖屋最糟糕的是碰上 syndicate 来捣乱,高庭拍卖很多这些人的。

买拍卖屋,有时候也是做好事,有些人离婚了,双方纠缠不清,通过拍卖就解决了。有些是业主重病,也是无人能解决。
