我持有柏年(BREM,8761,主板建築組)股票1萬5千股,業務前景/最新業績表現如何?值得投資嗎?

答:
柏年主要涉足一般土木工程及建築承包、產業發展/投資、水供及服務,以及投資控股等領域。

截至2012年12月31日止,該公司第三季淨利為1千727萬令吉,前期為711萬3千令吉。而營業額為6千零1萬4千令吉,前期為2千825萬7千令吉。而第三季每股淨利為15.30仙,比較前期為4.30仙。

截至2012年12月31日為止財政年,首9個月淨利則為2千767萬4千令吉,前期為1千834萬6千令吉。首9個月營業額則為1億2千361萬5千令吉,前期為1億1千292萬4千令吉。

而首9個月每股淨利為18.30仙,比較前期為11.10仙。該公司的每股資產值為2令吉91仙。

該公司旗下土木工程及建築業務,在首9個月的營業額增加至4千280萬令吉,比較前期為3千270萬令吉,主要是終止一項合約而提前确認營收,以及其他持續工程活動所推動。

至於該公司的產業發展業務,首9個月取得4千900萬令吉營收,前期為5千300萬令吉,主要是發展計劃落在初步發展階段之故。而聯號公司的盈利貢獻也較低。

而產業投資及投資控股業務,營業額為1千零10萬令吉(前期為930萬令吉),主要是甲洞的柏年購物中心作出更好盈利貢獻。

(吉隆坡17日訊)柏年(BREM,8761,主板建築組)宣佈,旗下子公司――PNG水務一項水務特許經營權終止信函被取消,這使水務特許經營權領域,仍然是公司主要業務之一。

該公司文告指出,2013年3月21日,Eda Ranu單方面發出特許經營權終止的信函給PNG水務,表示要終止雙方簽署的特許經營權合約。該公司持有PNG水務的51%股權。

之後雙方進行和解及洽商,使Eda Ranu1昨日正式發出志期2013年5月16日的信函,表示它取消上述終止特許經營權的合約,即刻生效。(星洲網)

UPDATE ON CONCESSION AGREEMENT
The terms used herein shall, unless context otherwise stated, have the same meaning as those defined in the announcement dated 21 March 2013.

We refer to the Company’s  announcement made  on 21 March 2013 in relation to the Notice of Termination from Eda Ranu to PNG Water, a 51% subsidiary of Brem, on the unilateral termination by Eda Ranu of the Concession Agreement signed between Eda Ranu and PNG Water.

The Board of Directors of the Company is pleased to announce that after reconciliation and negotiation between the two parties, Eda Ranu has officially informed PNG Water today via their letter dated 16 May 2013 that they have withdrawn the Notice of Termination dated 21 March 2013 with immediate effect.  

With the withdrawal of the Notice of Termination by Eda Ranu, it would mean that the Concession Agreement has not been terminated and the concession has been restored to its original position without any changes to its terms or conditions. Water concession business shall continue to be one of the principal activities of the Group.  

This announcement is dated 16 May 2013.

业务表现出色 柏年控股股息看涨

(八打灵再也26日讯)建筑和产业业务带动,柏年控股(BREM,8761,主板建筑股)本财年盈利表现看好,并将派发更多股息。

柏年控股董事经理拿督邱财加指出,看好截至2014年3月31日止本财年的盈利表现,因此会增加派息。

该公司在2013财年,每股派息6仙。

邱财加在股东常年大会后,向《南洋商报》表示,“今年会超过6仙。”

他补充,该公司的派息政策是盈利的至少30%。

柏年控股的主要业务有建筑和产业发展,分别贡献45%和35%。

邱财加指出,虽然不能与大型公司竞争,但该公司多少都会受益于经济转型执行方案(ETP)发放的工程。

目前,该公司的订单有2亿8000万令吉,可让公司忙上两三年,并会继续增加。该公司正竞标近2亿令吉的工程。

现金充裕续买地

邱财加对产业发展前景也非常看好,因该公司目前有将近1000英亩的土地,主要在巴生谷一带,并会陆续发展这些土地。

他透露,随着去年推出巴生Pelangi Heights高级公寓第二期后,该公司将推出第三期,发展总值1亿3000万令吉。

明年,该公司也会在满家乐(Mont Kiara)推出Bukit Prima Pelangi第二期B的豪华公寓,发展总值3亿6000万令吉。

“由于坐拥几千万现金,我们还会继续买地,主要是在郊区,如巴生和加影。”

针对即将公布的2014年财政预算案,邱财加希望,政府能给建筑业更多拨款,带旺国家发展。

他希望政府不要对产业领域实施严格措施,如提高产业盈利税和调控房贷。[南洋网财经]

股海宝藏:柏年控股土地生黄金

大马股市的地产股拥有不少多年前留下的土地,现已增值多倍。但是,不少二线地产股股价却严重低估。

现在,笔者以柏年控股(BREM,8761,主板建筑股)证明之。

根据该公司1亿6854万股(不包括库存股)计算,在加总了所有土地价值后,该公司资产实值相等于每股8.32令吉!

“2012年12月,第一控股工业出售莎亚南20英亩工业地,净赚6900万令吉。”

“2013年11月,亿顺机构买雪州斯里肯邦岸(Sri Kembangan)14.4英亩商业地段,净利约1亿令吉。”

这两则新闻说明“土地生黄金”是铁一般事实。

今日,网络世界之虚拟货币比特币全球爆红,几年上上涨千倍。这种无国家央行承认与担保,单靠信心支撑的货币,其价值无中无有;参与买卖者是在赌博,不是投资。

土地就不同,它是人类必需品之一,可用以生产各类楼房工厂,属于投资性最强的资产。土地还可保值,抗通胀,其价值长期上涨,尤其是地点优越,位于大城市的地价,涨幅惊人。

大马股市的地产股拥有不少多年前留下的土地,现已增值多倍。但是,不少二线地产股股价却严重低估。现在,笔者以柏年控股证明之。

地产化为盈利推动股价

柏年控股的资产实值每股8.32令吉,但股价只有1.49令吉,即资产折扣高达82%在总资产中,地产占95%,它不但不会贬值,而且还有逐年增值潜能。

由于大马产业市场将稳健发展,何况公司地皮大部分位于产业最热卖地点的吉隆坡与巴生谷,再加上地皮成本十分廉宜,所以公司产业发展之盈利将逐年强力增长,成为推动股价上升的动力。

派送红股机率高

公司的四大核心业务即产业发展、产业投资、建筑和水供服务全都赚钱。在2014年3月财政年首二季,各业务盈利如下:
1.产业发展1821万令吉
2.产业投资213万令吉
3.建筑538万9000令吉
4.水供999万7000令吉
5.联号7万7000令吉

公司首二季净赚1881万,即每股净利11.2仙。笔者预期,全年净利保守可达每股20至22仙,则本益比6.6倍至7.3倍。

如果公司按照就派发每股6仙股息,则股息会酬率是4.11%公司拥有14亿338万令吉高素质资产,而净贷款仅4563万令吉,所以财务稳健。

至于公司未分配盈利之储备金,已高达3亿11万令吉,将来用以派送红股的机率相当高。

大胆超廉价买地赚大钱

廉价地产好股大胆买进可致富。

一人的信心,力量不大;千万人的信心加起来就是一股强大力量,大到可把比特币推高上千倍。

今日,大马股市地产股,不少在资产价值方面最强,最有增值潜能,但股价大平卖,只因为市场人士还缺乏信心。

在股市,“先知先觉赚大钱,后之后觉赚小钱,不知不觉赚不到钱。”

因此,如果长期投资买进柏年控股这类般价高度低估的地产好股,抱着以超级廉价买地皮,做发展商的心态耐心待股,以每股1.49令吉买进资产实值每股8.32令吉、管理好、盈利佳、财务稳、股息诱人的柏年控股,问题就不是赚不赚钱,而是赚多少钱。

這都是紙上的價值。。。 我還有更厲害的公司。。。現在幾毛罷了。。。 地產價值超級高。。。 但也是沒人看的。。。

都是短暫的表現的。。 因為。。 一天沒有發展。。不可以講有價值的。。。都有萬一的。。。 如果有本事。。 長期擁有。。 那可能的。。。

柏年对股价异动不知情

(吉隆坡31日讯)针对大马交易所周一发出的不寻常交易活动询问(UMA),柏年控股(BREM,8761,主板建筑股)今日发文告回应表示,对造成股价异常波动的原因不知情。该公司並没有任何未公佈的企业消息。        

关於日前《南洋商报》报导该公司的净有形资產为每股8.32令吉,该公司表示未有接触过该报导的记者。

同时,该公司澄清其每股资產为2.79令吉,且没有为旗下的地库进行重估。[东方日报财经]

We refer to the letter from Bursa Malaysia Securities Berhad ("Bursa Securities") dated 30th December 2013 querying the Company on an unusual market activity in relation to the sharp rise in price of the Company's shares on the same day (“trading activity”).

On behalf of the Company, the Board of Directors hereby confirm that to the best of our knowledge and after making due enquiry with the directors and major shareholders on the matter that is the subject of the query, we are not aware of any of the followings that may have contributed to the unusual market activity:

1. any corporate development relating to the Group's business and affairs that has not been previously announced that may account for the trading activity including those in the stage of negotiation/discussion;

2. any rumour or report concerning the business and affairs of the Group that may account for the unusual market activity.

In relation to an article on the Company that appeared on www.nanyang.com on the same day, we wish to advise that neither the directors nor the major shareholders has any communication with the writer of the said article. The contents of the article including the valuation of the Group’s land bank and possible bonus shares issue are purely the writer’s personal opinion, analysis and prediction which are not in any way represent the opinion of the Company and was never a representation of the Company. There is no bonus issue proposal as at the date of this announcement.

As for the Adjusted Net Tangible Asset Per Share of RM8.32 that appeared in the same article, we wish to advise that the figure was derived at based on the writer’s own assumption, workings and adjustment which are not from the Company.
