實康（SALCON，8567，主板貿服組）前景是否受看好？目前是買進此股的好時機嗎？該公司主要承接的業務都是來自中國，對未來會起正面利好嗎？

答：
實康公司截至6月30日，首6個月淨利下滑40.84%至275萬8千令吉，主要受建築領域貢獻走低拖累，因為國內競標合約寥寥無幾，導致建築訂單呈下跌困境。

不過，實康近年來積極參與中國水務市場，早前以4千750萬令吉代價收購中國達闊水技術公司的60%股權，通過在中國設立更多水務及廢水處理廠，而成為當地主要的水務供應公司。

該公司不時也獲頒國內外的水務相關工程，加上最近國內水務領域熱鬧異常，分析員認為這不失為短線買進“藍金股＂的良機。

為了抵銷國內建築業貢獻低企困境，實康積極探索多元化業務種類至綠色能源業務，以改善整體盈利水平，惟相信須耗費一段時間才能促使淨利表現反彈。

目前該公司總負債達2億8千763萬7千令吉，比較手持1億3千944萬3千令吉現金流。（星洲日報／投資致富‧投資問診室）

9970 万新山购地 实康进军产业发展

（吉隆坡8日讯）实康（Salcon，8567，主板贸服股）以9970万令吉购入柔佛新山土地，借此把业务多元化至房地产发展领域。

实康向马交所报备，旗下持股50.01%的房地产发展子公司———NusantaraMegajuta私人有限公司，在购入上述拥有99年有期地契、总面积为12.7英亩的商用地后，将用于发展成涵盖住宅和商业的综合发展计划，初步命名为JB Festival广场与服务公寓。

此计划的发展总值达11亿6000万令吉，预期将带来2亿3400万令吉的总盈利。

发展总值11亿
此广场将拥有约70万平方公尺的净出租面积，及37个5层楼高的办公店铺；而住宅部分，则为涵盖1100个单位的服务公寓。

实康表示，多元化业务至房地产发展，是希望减少对核心业务的依赖。

根据2011财年的数据，该公司建筑对集团营业额与净利的贡献，为56.22%和40.89%。

特许经营业务则贡献营业额与净利达40.94%和56.42%。

该公司预期房地产发展业务，可对集团未来净利贡献达25%。

根据实康在Nusantara Megajuta的持股计算，在上述购地费用中需承担约4986万令吉，惟该公司没有在文告中表示将如何筹集此资金。

在NusantaraMegajuta持剩余49.99%股权的Kembar Makmur私人有限公司，则需承担约4984万令吉的购地费用。[南洋财经]

实康获1.1 亿政府合约 整合巴生南部污水工程

（吉隆坡16日讯）实康（Salcon，8567，主板贸服股）获得政府颁发污水处理输送管网络建筑合约，总值1亿1000万令吉。

实康文告指出，这项合约由能源、绿色科技和水务部污水处理服务部门颁发，被称为“D55配套”，是一项整合巴生南部污水处理系统的工程。

这也是在国家关键经济领域（NKEA）之下的一项计划，旨在推动吉隆坡成为20大最适合居住的城市，而巴生南部拥有大量的住宅和商业区，污水处理工厂数量可观，是重要的污水处理服务地区之一。

此合约为期48个月，即从1月29日开始至2017年1月28日，相信可激励未来收益与净资产。

实康总营运长黄清瑞表示：“我们对于能参与大吉隆坡提升计划而感到相当自豪，这能够改善巴生南部居民的生活品质，也能提高污水处理系统的营运效率，同时降低营运开支。”

券商買進心頭好．實康1.1億升級昌樂廠 料2014年衝擊獲利

實康（SALCON，8567，主要板貿易）宣布，旗下實康山東昌樂廢水處理廠為升級投資1億1300萬令吉的廠房，與該縣政府進入移交、運營和移交（TOT）方式階段，雙方已達成協議。

2005年4月，香港實康以1800人民幣（約889萬令吉）收購昌樂縣污水處理廠和相關設施。

同年12月，香港實康第一次修改協議，升級現有設施，從每天2萬立方米至每天4萬立方米。

當時協議中廢水處理服務費是每立方米0.80元人民幣（約40仙）。2012年1月，調高到每立方米1.16元人民幣（約57仙）。

第二次修改的協議將包括將廢水處理面積提高至每天5萬2000立方米。

今年5月升級工程竣工后，服務費預計增加到每立方米1.84元人民幣（約90仙）。實康昌樂廢水處理廠還能繼續運營22年。

管理層認為，升級工程在2013財年對該集團每股獲利沒有顯著影響。我們預期2014財年開始會衝擊每股獲利。

基于服務費用及廢水處理面積顯著增加，加上1元人民幣兌換49仙的匯率，我們預測實康擁有的山東昌樂實康廢水處理廠60%股份價值，會從490萬令吉增加到1010萬令吉。

在淨賺幅為18%基礎上，我們預計淨利能達到每年100萬令吉。

与策略伙伴联手整合 实康水务资产中国上市

（吉隆坡29日讯）实康（Salcon，8567，主板贸服股）计划与策略伙伴合作，并整合双方的水务资产以在中国寻求上市。

《商业时报》引述实康执行董事拿督梁国华的话指出，实康在中国的水务资产预计不久的将来将在中国上市。

“我们计划在中国上市，如今正与多名策略伙伴洽谈合作、进一步扩充中国水务资产产能以筹集更多资金。我们相信，这计划将为双方创造协同效益。”

目前，实康在中国山东、浙江、福建以及江苏省的水务产能规模达每日13亿公升（MLD）。

透过水务资产整合计划，实康位于中国的厂房产能料提升至每日30亿公升。

放眼冷岳河二期工程2012年5月，实康与新加坡达阔水务科技签订买卖协议，以4750万令吉收购达阔环境（Darco Environmental）联营公司60%股权。

如今，达阔在中国浙江省德庆县经营两座污水处理厂。

针对大马市场，梁国华表示实康放眼标得冷岳河第二期输水计划（Langat2）滤水厂工程。

同时，实康也参与多项由水务资产管理公司（Pengurusan Aset Air Berhad，PAAB）发起的水务计划工程。

梁国华说：“我们发现这项水务计划颇具发展潜力，透过铺设不同大小的新水管提升水务分销网络发展，藉此减少无收益水（NRW）。”[南洋商报财经]

文告指出，实康持有60%股份子公司———Envitech私人有限公司，分别获森那美Elmina发展和STPartners颁发总值1171万6000令吉和362万令吉的合约。

在森那美Elmina发展发出的合约下，Envitech将于今年2月份开始的65个星期内，负责后者位于莎阿南的污水处理和抽水站的设计、建立、营运和维修工作。

另一方面，Envitech将为ST Partners位于雪邦的综合用途发展计划，设计、建立、测试和启用污水处理厂房，工程期长12个月。

实康获1413万合约

（吉隆坡18日讯）实康（Salcon，8567，主板贸服股）宣布，子公司实康工程有限公司获得能源、绿色工艺及水务部排污部门颁发1413万8249令吉B26配套的合约。

根据文告，实康工程将负责雪州7个公共污水处理厂的设计、兴建和修复工程。工程将会在本月28日开始，预计在24个月、即2015年2月27日内完成。该合约预计会为公司带来进账。

实康总营运长黄清瑞在文告中表示，公司很高兴能为雪州居民提供更好污水处理设备尽一份力，并冀望能在未来获颁更多项目。

截至目前，实康通过污水处理部门完成了超过300个污水处理项目，在国内外为各种污水处理系统提供设计、供应、建筑、安装、测试等工程服务。[南洋商报财经]

實康獲5785萬合約

（吉隆坡14日訊）實康（SALCON，8567，主要板貿易）子公司接獲斯里蘭卡當局頒發Kalu Ganga供水計劃的合約，總值超過5785萬令吉。

實康向馬證交所報備，子公司寶康工程公司在本月11日收到斯里蘭卡國家供水和排水委員會發出的錄取通知書。

該項工程價值4706萬4421令吉，加上1078萬7288令吉，總值逾5785萬令吉；合約期限為728天。

該公司預計在工程進行期間，將貢獻公司收益與淨資產。除了計劃相關的執行風險，實康未預見該項目存有任何特殊風險。[中国报财经]

Salcon Berhad (“Salcon” or “the Company”) is pleased to announce that Salcon Engineering Berhad, a wholly-owned subsidiary of the Company, has on 14 March 2013 accepted the Letter of Acceptance dated 11 March 2013 from the National Water Supply & Drainage Board, Ministry of Water Supply & Drainage of Sri Lanka for a project known as “Kalu Ganga Water Supply Project (Phase I Stage II) [JICA Loan No.: SL-P93] – The Construction of Kandana Water Treatment Plant Extension – Civil, Mechanical/ Electrical and ICM Works [Contract No.: WSDP/KGWSP-P1 S2/ICB-01]” (“the Project”). The contract sum for the Project is SLRs1,929,641,251.45 (equivalent to RM47,064,421) plus J￥331,916,566.30(equivalent to RM10,787,288). The contract duration is 728 days commencing within 14 days from 11 March 2013 and there is no option for renewal. The Project is expected to contribute positively towards the earnings and net assets of Salcon Group for the period of the Project. Salcon do not foresee any exceptional risk other than execution risks associated with the Project. The Project will not have any effect on the share capital and substantial shareholders’ shareholding of the Company. None of the directors and/or major shareholders of the Company, or persons connected with them have any interest, direct or indirect, in the Project.

實康工程業務多元化　進軍柔佛巴生谷產業市場

（吉隆坡19日訊）實康工程（SALCON，8567，主板貿服股）宣佈要把業務多元化，進軍柔佛與巴生谷的產業市場，並預計未來1至3年內帶來約25%的淨利貢獻。        

實康工程周二召開股東特別大會，在大部份股東的支持下，通過了把業務多元化至產業發展的議案。

這項舉措是為了減輕其建築和水務專營權面對淨利下挫所帶來的影響。

實康工程執行董事拿督梁國華在記者會上表示，現有的建築和水務業務面對不同的挑戰，近年爭取新訂單合約的工作受阻以及種種條例限制之下，致使整體業績表現受影響。因此，進軍產業市場或可改善上述不利局面。

梁國華指出，實康工程進軍產業市場不會面對太大的困難，因為他和另一名董事在產業領域擁有豐富的經驗，亦與不少生意夥伴建立了良好的合作關係。

現年59歲的梁國華，在產業領域已有超過12年的經驗。他在2000年6月1日起擔任實達集團（SPSETIA，8664，主板產業股）獨立非執行董事，今年2月28日已卸任。

與此同時，梁國華說，實康工程目前只有兩項產業發展計劃，其一是通過子公司在士拉央一塊占地3988平方呎的永久土地興建一棟商業大樓，總值1億4000萬令吉。

其二是在柔佛新山進行一項包含住宅與商業的綜合發展項目，總值11億6000萬令吉。

「我們的目標市場是巴生谷和柔佛產業市場，對檳城亦有興趣，希望產業計劃在1至3年內可帶來25%的淨利貢獻。」

另一方面，梁國華強調，實康工程的核心業務依然是建築和水務專營權，並相信這兩項業務的表現今年將有好轉。

今年迄今已獲得的水務與污水處理工程合約總值超過2億令吉。

在水務專營權業務方面，實康工程早前已和阿末查基（AZRB，7078，主板建築股）及MMC機構（MMCCORP，2194，主板貿服股）聯手競標第二冷岳河濾水站工程，這項工程預計在5月或6月頒出。

梁國華也談到，對於中國政府去年11月因市鎮重建而向實康工程購回一座污水處理廠和中止經營合約，這種狀況其實並不常見，實康工程其他的污水處理廠並不受影響。

此外，實康工程計劃通過與中國水務夥伴結合資產，把污水處理廠的濾水量提高至每天25億至30億公升（MLD），再把水務資產進行上市。

目前，實康工程將自行擴大多座現有中國污水處理廠的濾水量，從目前的每天13億公升提高至15億至16億公升。[东方日报财经]


透過併購擴展規模‧實康：中國資產翻倍才上市

（吉隆坡19日訊）實康（SALCON，8567，主板貿服組）有意透過業務拓展或併購計劃，翻倍提昇現有中國水務資產後，才考慮中國上市計劃。

實康執行董事拿督梁國華在股東特大後表示，目前中國的水務資產規模還不足以達到上市條件，認為每日25億至30億公升產能的水務資產才是最理想的上市規模。

“計劃通過內部產能增長或併購具有每日10億公升產能的中國外資公司來提昇水務資產規模。＂

目前，該公司中國水務產能為每日12億公升，放眼完成杭州及山東省提昇工程後，每日產能可增長至16億公升。

他預計，提昇每日6千萬公升產能資本開銷為5千萬人民幣（約2千480萬令吉）。

中國上市因須開創海外收入

至於為何選擇中國上市而不是大馬，他表示除了國內收入，公司也必須開創海外收入，中國業務潛能不錯，同時亦尋求機會拓展業務至東南亞國，包括印尼、斯里蘭卡、越南及緬甸等國家。

另外，該公司也於今日獲股東通過，多元化業務至產業發展領域。

他說，下個月將推出首項產業發展項目，在士拉央興建中價位公寓，預計一至一年半內，產業將貢獻25%盈利，並看好巴生河流域、新山及檳城的產業發展，將持續尋求機會收購土地發展產業。

當被詢及為何選擇進軍產業，他認為過去一年，國內水務合約量走低，加上公司多位董事在產業發展領域具多年經驗，進軍產業發展料多元化收入來源，為公司帶來額外收入。

預計全馬建設工程達2億

“未來核心業務依然以水務為主，今年國內水務領域料比去年佳，預計全馬建設工程達2億令吉。＂

目前，該公司與MMC機構（MMCCORP，2194，主板貿服組）及阿末查基資源（AZRB，7078，主板建筑組）所組的財團競標第二冷岳濾水站（Langat2）工程，合約總值10億令吉，競標結果料5或6月份宣佈。

截至2013年3月，該公司水務海內外合約訂單為2億6千萬令吉，現有訂單為3億6千500萬令吉，可忙碌3年。（星洲日報／財經）

（吉隆坡8日讯）实康（Salcon，8567，主板贸服股）宣布，独资子公司持有60%股权的Envitech私人有限公司，获颁两项总值1300万令吉的污水处理建筑项目。

根据文告，第一个总值990万令吉的项目，是由Temasya发展有限公司颁发。

Envitech将负责设计、兴建、测试、运作、维修污水处理厂。

建筑工程需时15个月，预计在明年7月16日完工。

另一项价值347万3000令吉的项目，则由Lebar Daun发展私人有限公司颁发。

Envitech将负责泵站的提升工程。项目将从今年4月23日开始，预计今年10月21日完成。

實康3103萬全購子公司

（吉隆坡26日訊）實康（SALCON，8567，以6千300萬人民幣（約3千102萬7千757令吉）現金收購實康達闊環境私人有限公司（Darco Environmental Ptd Ltd）其餘40%股權，將之變成獨資子公司。

該公司發文告表示，相關收購計劃符合集團核心業務擴充計劃，並全權掌控即將進行的武康食水處理廠擴建計劃，從而增加集團中長期永續收入，以及創造更大和更強勁的平台來進一步擴大中國市場力足點。

實康將通過85%銀行貸款和15%內部資金融資相關活動，負債比將從現有的0.16倍增加至0.21倍，預期不會對截至2013年12月31日止財政年每股盈利帶來顯著影響，但料對未來盈利作出正面貢獻。（星洲日報／財經）

實康1525萬購中國廢水

（吉隆坡8日訊）實康（SALCON，8567，主板貿服組）旗下儀徵實康水務處理有限公司，以3千零75萬人民幣（約1千524萬9千194令吉）向中國江蘇省的儀徵市水務局，收購當地廢水處理工廠計劃的第二期資產。

該公司發表文告指出，儀徵實康將獲得儀徵市水務局頒給鄭州第二階段5千萬公升/日廢水處理廠的30年特許經營權。

另一方面，該公司在另一項文告指出，旗下江蘇實康水務及環境發展有限公司，終止與儀徵市水務局在2009年12月簽署的特許經營權合約。

同時，江蘇實康也終止向儀徵市水務局，以及儀徵市及鄉區水務公司收購資產，而後兩者也同意回退3千萬人民幣預支款項。之前收購資產合約是在2010年12月簽署。（星洲日報／財經）
