嘉德置地(CapitaLand)旗下子公司嘉德置地越南控股(Capitaland (Vietnam) Holdings),获得宝利亚洲建筑顾问有限公司(BCI Asia)颁发的“越南十大发展商”奖项,以表扬该公司在房地产和建筑设计领域发挥的影响。这是嘉德置地越南控股连续第二年获得该奖项。

嘉德置地属下凯德惠居(CapitaValue Homes)与越南上市企业Khang Dien合资发展的PARCSpring大众化住宅项目也同时获颁“2012年亚太区房地产奖项”,以表扬其优秀高楼建筑水准。宝利建筑顾问有限公司是一家专业提供建筑工程资讯的跨国公司。

嘉德置地脱售 香港馨乐庭亚士厘服务公寓

嘉德置地以3亿1100万港元(约合5000万新元),将位于香港尖沙咀的馨乐庭亚士厘服务公寓(Citadines Ashley Hong Kong),卖给非相关的香港公司捷诚实业(Jasen Industries)。

嘉德置地将从这宗销售活动赚取1400万元的净利。交易完成后,这栋房地产将继续租给嘉德置地,以馨乐庭的品牌来经营服务公寓。

拥有36个单位的香港馨乐庭亚士厘服务公寓,是雅诗阁国际进军香港的首家物业。

嘉德置地(CapitaLand)旗下的服务公寓运营商雅诗阁集团(Ascott)已取得在中国成都管理其第三个房地产的合约。

这个称为成都雅诗阁来福士中心的服务公寓有296个单位,将在明年开幕。寓所分为小型公寓、一个睡房、两个睡房和三个睡房公寓。

服务公寓坐落在热闹的商业中心人民南路。它也是来福士中心综合性发展项目的一部分,整个项目还包括甲级办公楼、购物商场和豪华公寓。

成都雅诗阁来福士中心也靠近地铁总站,周围有许多商业大楼、零售店、餐馆和娱乐场所。

雅诗阁在中国是具有领导地位的国际服务公寓运营商,在17个城市管理约7800个单位。

嘉德置地半年净利增3.7%

在新加坡和澳大利亚发展项目的营收增加,以及购物商场的营收及收费收入增加的带动下,嘉德置地(CapitaLand)在本财政年上半年的集团营收同比增加11.2%,达到15亿零360万元。它在上半年取得5亿1910万元的税后净利(PATMI),同比增长3.7%。

不过,投资组合增值较小,也造成嘉德置地第二季度税后净利同比下滑3.3%,至3亿8590万元。营收则是8亿6250万元,上升16.5%。若不包括重估和减损在内,其第二季度净利为1亿7950万元,增加4.8%。

嘉德置地首席执行长廖文良昨天在业绩发布会上指出,第二季度的强劲势头激发了上半年的良好表现。本地和中国的私宅业务出现起色,而零售商场和澳洲置地(Australand)的营业表现也更好。

继续留意新中两国
进一步收紧政策风险
新加坡和中国第二季度购买私宅的势头加速,但嘉德置地将继续留意两国进一步收紧政策的风险。

在回答有关我国去年底推出的房地产降温措施的有效性时,他指出,额外买方印花税针对的是外国买家。政策推出后,外国买家已经从20%有余减少到6%至7%。
  
廖文良说:“政府要确保外国买家不会把房市炒得过热。至于他们(政府)会否因为我们在第二季度的表现更好,而做得更多,谁也说不准。但既然已达到目的,我不认为他们会继续收紧政策。”

嘉德置地在上半年售出的私宅近1万2000个,同比增加48%,主要由本地需求所带动。其私宅盈利上升12%。

廖文良昨天被问及星狮集团最近掀起的股权竞夺战看法时,表明不便置评,尤其因为他也在新交所的董事会。

有市场人士指出,如果星狮集团接受喜力的收购献议,脱售亚太酿酒厂股权,那么星狮集团的房地产业务可能分拆出来,以便房地产和食品饮料业务可以分别估值和掌控。

目前持有
50亿元现金储备
接下来的动向方面,嘉德置地打算在今年内把翠城新景(The Interlace)和晴宇(Sky Habitat)等项目的新阶段单位推出市场。白沙浮娱乐广场(Bugis+,前称Iluma)已在7月登场,星悦汇(The Star Vista)和The Atrium@Orchard商场也将在9月和年底开业。

嘉德置地目前有50亿元的现金储备。财务总监蓝道义指出,今明两年,嘉德置地都处于投资状态。净债务权益比率将会上升,但幅度不会太大。

淡马锡控股拥有嘉德置地约40%股份。

预见中国私宅销量
下半年将继续增加
由于市场预期中国经济将好转,嘉德置地预见中国的私宅销量在下半年将继续改善。

买家恢复乐观情绪,促使嘉德置地在第二季度售卖的私宅数量环比多出两倍,达到812个单位。

关于嘉德置地对中国私宅的定价是否有增减,廖文良表示上半年房价提高约4.9%。

中国市场占嘉德置地总资产的41%,其未扣除利息税前盈利(EBIT)则占29%。廖文良说:“我们预期下半年将比上半年更好。”

除了私宅销量有进步,嘉德置地也预期其中国购物商场的资本价值会迅速上升。

廖文良认为中国购物商场的价值,都被过度低估了。他并预期该集团在中国的资产组合将会很快上涨,因为表现良好。

嘉德置地将在北京推出新私宅单位,而在成都和广州也将视市场情况,推出其余阶段的私宅单位。其第一个在中国、位于武汉的惠居 (Value Homes)项目也计划在第四季度推出。

廖文良说,嘉德置地将扩大自己的土地库存,在中国尤其会寻找土地发展惠居项目。

商场方面,另有两个位于成都和宁波的来福士城(Raffles City),将从第三季起分阶段开业。

嘉德置地(CapitaLand)总裁兼首席执行长廖文良上周五卖出了100万股嘉德置地的股票,每股售价3.08元。

嘉德置地昨日闭市后的文告显示,廖文良持有的嘉德置地股权因此从355万股或0.08%减少至255万股或0.06%。

嘉德置地大约一个多月前才刚宣布廖文良将退休的消息。

该公司昨日电邮答复媒体说:“脱售该批股票,是廖文良个人财务管理的一部分。”

嘉德置地在6月22宣布,廖文良将在2013年6月28日退休。12年前,廖文良协助创设了嘉德置地,现在他退休日渐近,嘉德置地的管理层也出现变化。

在过去一年,嘉德置地委任了新的首席财务总监并且调动高级经理的职务,包括其服务公寓业务的总裁。

嘉德置地在廖文良掌管下扩展到海外,中国现已占该公司331亿元资产的38%,高于新加坡的34%,澳大利亚则占17%。

嘉德置地股价昨日涨0.3%至3.13元。今年来嘉德置地的股价已上涨了42%,远优于海峡时报指数同期的16%涨幅。

嘉德置地在东京都港区发展私宅项目

嘉德置地将设立一家合资公司,在东京都港区(Minato)黄金地段发展一个私宅项目。

这个名为“The Parkhouse Nishi-Azabu Residence”的公寓项目将拥有190个单位,楼高24层,在竣工后预计会是港区西麻布(Nishi-Azabu)一带的最高私宅建筑。

嘉德置地将占这家合资公司的20%股权,而其他两个合作伙伴为日本Mitsubishi Jisho Residence与SECOM Home Life,各占70%与10%股权。这两家公司分别为日本三菱地产(Mitsubishi Estate Co)与SECOM保安系统公司的全资子公司。

这个项目预计将在下个季度推出市场,目前已开始动工,计划在2014年第二季度竣工。

该公寓位于的高档住宅区域,深受外交官、高层管理人员与外籍人士的欢迎,并且靠近东京地下铁日比谷线的广尾、六本木等车站,交通便利。

该永久地契地段面积为3万2625平方英尺,净楼面面积将达15万6673平方英尺,将建造190个各式公寓单位,包括小型公寓单位至三卧房式公寓单位等。

嘉德商务产业(CapitaLand Commercial)总裁张力昌表示看好日本私宅市场的前景。

他说:“日本依然是世界上排在前五名的环球都市。在日本去年的房地产行业当中,私宅市场是表现最好的一个领域,而市场状况将继续有利于该领域。”

他也指出,这是他们与三菱地产在东京的第二个合作项目。此外,他们也在新加坡与越南也共有三个合作项目正在进行中。

新加坡的两个项目分别是位于碧山的私宅项目“晴宇”(Sky Habitat)以及位于马吉街(Market Street)的甲级办公楼项目“CapitaGreen”。三菱地产拥有这两个项目的25%与10%股权。

目前来说,嘉德置地在日本的总管理资产(AUM)包括了3447个私人住宅单位、八个购物商城、四家服务公寓以及一个办公楼大厦。

SECOM保安系统公司则将会为该项目研发一个全面的内部监控与安全系统,作为24小时的紧急控制中心。

嘉德置地三年后将把办公室迁至西城大厦

嘉德置地将在2015年初开始,逐步把旗下的办公室移到西城大厦(Westgate Tower),以进一步加强员工之间的互动与提高效率。

集团将占据该20层楼的办公楼大厦其中的11层楼,共约16万平方英尺的空间。

目前,嘉德置地在不同的办公楼进行运作,包括了资金大厦(Capital Tower)、罗敏申大楼(Robinson Point)、安盛保险大厦(AXA Tower)、Wilkie Edge等各处。

在迁往西城的新办公楼后,集团则将在资金大厦保留一个市区的办公室,以提供员工一个能够与客户或商业伙伴在市区内联系的工作空间。

西城位于裕廊商业区,包括一座七层楼的购物商场与该办公楼大厦。

该项目是由凯德商用(CapitaMalls Asia)、嘉茂商产信托(CapitaMall Trust)的管理公司以及嘉德置地联合发展的。

本地产业发展商嘉德置地(CapitaLand)位于中国成都的第四座“来福士广场(Raffles City)”已正式落成。落成仪式邀请了多位显赫人物出席,他们包括新加坡总理李显龙、四川省副省长、黄记祖及其他来自中国和新加坡的官员与商界领袖。成都来福士广场坐落于人民南路,并且处在成都的国际商业中心。来福士广场的总楼面面积为19万5,000平方米,包含一座购物商场、甲级办公室、一家酒店、服务公寓及优质寓所。嘉德置地的首席营运官林明彦表示,“来福士广场不只是为成都的核心中央商业区增强商业价值,让后者更富有城市特色,它也确立了嘉德置地在中国西南部房地产链的地位,并让嘉德置地在四川的长期发展潜能充满信心”。

启示:中国依然是嘉德置地的核心市场之一,它占集团总资产的约41%。嘉德置地对中国可能成为全球增长最快的经济体仍具信心,并希望受惠于新、中两国稳固的双边关系。

Singapore developers fell, led by CapitaLand, after the government restricted home-loan maturities in a bid to curb a housing bubble as property prices in the island-state rose to a record.

CapitaLand, Southeast Asia’s biggest developer, dropped 2.7% to $3.21 as of 9:26 a.m., heading for its biggest drop in three months. Keppel Land, the developer partly owned by the world’s largest oil-rig builder, slid 0.8% toS$3.53. City Developments, Singapore’s second-largest developer, fell 1.3%.

The maximum tenure for new residential property loans will be capped at 35 years, the Monetary Authority of Singapore said in an e-mailed statement on Oct 5. It will also impose tighter loan-to-value limits for loans exceeding 30 years, it said. The rules, which became effective Oct 6, will apply to both private properties and Housing Development Board flats.

“It’s a knee-jerk reaction to the measures announced,” Wilson Liew, Singapore-based analyst at Maybank Kim Eng Holdings, said in a phone interview. “The measures are more preemptive and may weed out marginal buyers in the mass market segment. I don’t see a significant impact on demand.”

The government has been trying to rein in residential property prices since 2009. It has barred interest-only loans for some housing projects, stopped allowing developers to absorb interest payments, imposed additional taxes on foreigners and companies buying properties, and moved to curb the increasing trend of so-called shoebox apartments.

Over the past three years, the average tenure for new residential property loans has increased from 25 years to 29 years, the MAS, the island-state’s central bank, said. More than 45% of new home loans had durations that exceeded 30 years, it said.

Singapore home prices climbed to a record in the third quarter after developers sold more homes. The island-state’s private residential property price index rose 0.5% to 208 points in the three months ended Sept. 30, according to preliminary estimates released by the Urban Redevelopment Authority on Oct 1. The index advanced 0.4% in the previous quarter, which was also at a record.

CapitaLand, Southeast Asia’s biggest developer, named Ming Yan Lim as president and chief executive officer of the group after Liew Mun Leong will retire next year from the company he helped create almost 12 years ago.

Lim, 49, who is the chief operating officer at CapitaLand, will start in his new role on Jan. 1, the company said in a statement today. Lim was the CEO of CapitaLand China Holdings for nine years until 2009, where he helped build the developer’s China unit, which contributes more than a third to the developer’s assets. Lim returned to Singapore to helm The Ascott, CapitaLand’s serviced residence business.

Liew’s planned departure comes amid management changes at CapitaLand. In the past year, the developer named a new chief financial officer and swapped jobs of senior managers, including the head of its serviced apartment unit. Jennie Chua retired as group chief corporate officer earlier this year.

“I am glad to hand over the baton to Ming Yan who has a proven track record of delivering stellar results in China and Ascott,” Liew said in the statement.

Liew will stay on as a director at CapitaLand until its next annual general meeting on April 26 and remain in the employment of CapitaLand until June 27, the company said.

The developer was formed in 2000 through a merger between Singapore-based DBS Land and Pidemco Land, which Liew ran as president from 1996, according to the statement. At CapitaLand, he served two extensions on his contract after reaching the retirement age of 62 in 2008.

EXPANDING OVERSEAS
Under Liew, CapitaLand expanded beyond the limited Singapore market with a population of 5.3 million. China now makes up 38 percent of the company’s $33.1 billion of assets as of March, exceeding Singapore’s 34 percent, according to data from CapitaLand. Australia contributed 17%.

The company, which develops homes, malls and office buildings, also runs a chain of serviced apartments in the Asia- Pacific region and Europe.

CapitaLand’s second-quarter profit slid 3.3% as it booked lower gains from the divestment of assets, offsetting higher home sales and shopping mall revenue. Net income declined to $385.9 million in the quarter ended March 31 from $399 million a year earlier, it said on Aug. 1.

The developer committed a total of $11 billion for new investments last year, an 83% increase from the $6 billion worth of investments made in 2010.

The shares closed 0.6 percent lower at $3.17 before the announcement. They have gained 44% this year, compared with the 16 percent advance in the benchmark Straits Times Index.

CapitaLand’s wholly-owned subsidiary CapitaValue Homes today said it has secured its second residential site of 36,920 square metres in Shanghai’s Pudong District for RMB166.29 million ($33.26 million) in a government land tender.

The site, jointly secured by CapitaValue Homes and Shanghai Lingang Wanxiang Economic Development, a local state-owned enterprise, is located in Wanxiang, a suburban town in Lingang New City, Pudong District.

The newly secured site will be developed into about 700 value homes with an average size of 90 square metres and 15,000 square metres of commercial space. The development will feature lush landscaping with basic facilities for community activities.

This new project will increase CapitaValue Homes’ pipeline to 6,300 value homes in China.

雅诗阁是世界最大的服务式公寓业主及经营者,尽管中国的经济放缓令一些外国投资者却步,但公司认为中国的服务式公寓领域具有长期发展潜能。

公司的总裁钟奇雄在最近受访时说:“我们仍看好中国市场,虽然我们必须等待一级城市出现不错的收购机会。而我们也看好二、三级城市。尽管中国的整体经济放缓,但其经济仍将持续增长。

中国在过去十年内已成为了雅诗阁最大的单一市场。它在北京、上海、成都、武汉等城市拥有42项物业(约8,000个单位)。相比之下,公司在欧洲共有45座服务式公寓(约5,000个单位)。

钟奇雄说:“整体而言,我们在亚洲的业务量和机会较多,尤其是新加坡和中国这两个核心市场。”

公司表示,在中国的发展方面,关键在于卖方是否愿意降价,而这主要视他们的财务状况而定。

公司已设立了雅诗阁公寓信托(Ascott Residence Trust)和雅诗阁中国基金(Ascott China Fund),而为了扩充业务,它可能会设立以人民币为货币单位的REIT,并推出以特定区域物业作为资产的新私募基金。但其总裁并没有表明这些基金大致的资产规模。

他也没有提出公司为中国业务设定的增长目标,但他表示,雅诗阁将逐步达成在2015年之前使其全球公寓组合达到4万个单位的目标(目前为3万个),所采取的方式主要为租赁及收购。

本年至今,公司共做出了约6亿元的投资,同时脱售了总值约3亿元的资产,而钟奇雄表示公司将从2014年起令年度投资额及所脱售的资产总额均达到约5亿元。

他并没有表明公司的潜在收购目标,但分析师都认为星狮集团(Fraser & Neave)的酒店资产为不错的选择,其中包括位于北京、上海和新加坡的辉盛阁(Fraser Suites)服务式公寓。

他表示公司的确有在留意辉盛国际公寓(Fraser Hospitality)的动向。新加坡发展商华联企业(Overseas Union Enterprise)在不久前提出以14亿元收购辉盛国际公寓,但遭拒绝。

他说:“目前的情况充满变数,我们尚不能采取任何行动。”这是因为泰国亿万富翁苏旭明向星狮提出了收购献议,而星狮目前应不会脱售其资产。

嘉德置地(CapitaLand)的全资子公司雅诗阁(The Ascott Limited)所拥有的组合从1984年的约214个产业增长至今天全球最大的国际服务式住宅业者。雅诗阁的组合目前约有3万个服务式公寓单位,并正着手在2015年之前添加1万个单位。后者相等于现有组合的33.3%。公司的总裁Chong Kee Hiong指出,扩大组合并不是为了公寓单位的多寡,而是为了提高效益及盈利。公司最近以3亿1,100万元收购了伦敦The Cavendish酒店,同时也正为分别座落于伦敦和巴黎的各三个服务式住宅产业进行装修。收购该酒店有助巩固公司在欧洲的地位,而公司也十分专注于欧洲市场。尽管欧债危机未解决,但公司的欧洲产业去年录得70%以上的入住率。

CapitaLand, Southeast Asia’s biggest developer, said third-quarter profit rose 85% as it sold more homes and booked gains from divestment of assets in China.

Net income climbed to $148.5 million in the three months ended Sept. 30, from $80.2 million a year earlier, it said in a statement to the Singapore stock exchange today. That’s lower than the $191 million mean estimate of three analysts compiled by Bloomberg. Sales climbed 13% to $686.9 million, the Singapore-based developer said.

Sales revenue from Singapore development projects rose 7% to $220.1 million, mainly from The Interlace and Urban Resort Condominium, the company said. Revenue from China accounted for $67.9 million, a 67% increase over the previous year, it said.

The developer posted portfolio gains of $79.8 million from the divestments of its service residences Ascott Guangzhou and Ascott Raffles Place to Ascott Residence Trust and the sale of its entire 20.75% stake in United Malayan Land.

“Although global economic conditions have been volatile and uncertain, we continue to explore and seize opportunities,” Liew Mun Leong, president and chief executive officer of the group, said in the statement. “Having invested substantially over the past few years, we expect these investments to bear fruits in the coming years.”

CapitaLand earlier this month named Ming Yan Lim as president and chief executive officer of the group after Liew said he will retire next year from the company he helped create almost 12 years ago.

EXPANDING MARKETS
Under Liew, CapitaLand expanded beyond the limited Singapore market with a population of 5.3 million. China made up 41% of the company’s $33.4 billion of assets as at 30 June 2012, exceeding Singapore’s 31%, according to data from the company. Australia contributed 16%.

CapitaLand’s Singapore home sales climbed to 329 units valued at $633 million in the nine months to Sept. 30, it said. Residential sales in China gained 67% to about 2,000 units in the nine month period.

The developer has about 2,500 homes under development and expects to sell as many as 1,000 units a year over the next two to three years, it said in its annual report. The developer’s three core markets of Singapore, China and Australia accounted for 88.2% of the group’s revenue in the nine months ended Sept. 30.

CapitaLand increased its investments last year, committing a total of $11 billion for new investments, an 83% increase from the $6 billion worth of investments made in 2010.

The company’s shares fell 1.8% to $3.27 at the close in Singapore yesterday. The stock has gained 49% this year, compared with the 14% advance in Singapore’s benchmark Straits Times Index.

嘉德置地表示升幅乃归功于其在新加坡、中国及澳洲的发展项目表现出色,以至其商场及产业管理业务所带来的贡献增多。

公司表示, “中国的市场情绪从2012年4月起好转,并一直维持至第三季,后者在交易量方面录得年比增长。” 它补充说,公司将会在中国继续买入更多新地皮。

新加坡政府不断推出措施来冷却过热的地产市场,新加坡央行的最新措施是收紧房屋贷款,但嘉德置地预期后者在短期内不会对新屋销售带来“重大打击”。在今个月刚刚推出的新条例包括新屋贷款的最高年期为35年,而部份买家需要以现金缴付较高首期。

公司在新加坡的资产占了约32%;而在中国的比率为38%。

嘉德置地的第三季盈利年比也升高,因为其2011年第三季净利下跌了83%,主要是因为去年采取了新的会计实务,后者要求其海外及部份新加坡项目必须等待完工后才可确认在账目内。

Daiwa keeps CapitaLand at Sell despite 3Q12 EBIT coming in 6% above its forecast. “The risks of rising imbalances (unsold inventory and a potential flood of new homes over 2013-15) in the residential market are higher than ever.”

While the key risk to its call would be a period of sustained resilience in home-sale prices and volumes and the government-policy threat removed, “the likelihood of this ideal soft-landing scenario is close to zero.”

It notes 3Q12 EBIT beat its forecast on higher-than-expected contributions from CapitaLand Residential Singapore and CapitaLand Commercial. Daiwa raises its 2012 EPS forecast by 19.4% as it no longer expects severe asset-value writedowns for the Singapore office assets, including associate CapitaCommercial Trust, and as it increases its retail-segment forecasts after CapitaMalls Asia’s strong performance year-to-date.

It raises its target to $2.49 from $2.35, pegged to a trough PER multiple of 12x forward EPS, after rolling forward to 2013 forecasts. The stock is up 0.3% at $3.28, for an around 48% year-to-date rise.

Buy CapitaLand for its diversity, Maybank-Kim Eng says. 3Q12 core net profit was up 85% on-year, boosted by divestment gains, which when removed, was in line with expectations, it says.

CapitaMalls Asia accounted for 31% of CapitaLand’s EBIT, mainly on higher contributions from four Japanese malls acquired earlier this year and on higher management fees, it notes; “We expect the retail property business via CMA to be a key growth driver for CapitaLand.”

It notes China home sales improved, while management doesn’t expect Singapore’s latest property-cooling measures to have a significant impact on new-home demand. Maybank-Kim Eng sees opportunities for CapitaLand to monetise some assets, particularly at the CMA level, such as the Queensbay Mall in Penang and ION Orchard in Singapore.

It raises its target to $4.21 from $4.14 on higher RNAV for CMA, a higher valuation for CapitaCommercial Trust and higher market values for other listed entities. It keeps a Buy call. The stock is up 0.3% at $3.28, for an around 48% year-to-date rise.

嘉德置地(CapitaLand)宣布它已和中国农业银行、中国银行、中国建设银行及中国工商银行签署策略合作协议,以为其在中国的业务取得多达500亿人民币(约100亿元)的信贷限额。公司在中国拥有包含房屋、办公室、商场、服务公寓及混合发展项目等多种产业组合,使它成为当地顶尖外国房地产企业之一。自2012年1月以来,公司已投入30亿元于新的投资项目,后者主要集中在新加坡和中国。

启示:签署策略合作协议将为公司在中国的业务增长计划(包括住宅、商用、零售、服务公寓、综合发展项目及金融服务)提供资金。截至2012年9月30日,公司38%的总资产(总值130亿元,不包括库存现金)都在中国。

The Ascott Limited, CapitaLand’s wholly-owned serviced residence business unit, has secured a contract to manage its first Citadines-branded serviced residence in Chengdu.

Citadines South Chengdu is located in Chengdu’s Hi-tech District at the junction of Tianfu Street and Tianfu South Road. The serviced residence is part of the Chengdu ICON Genesis Plaza, a mixed development comprising office towers, restaurants and retail outlets.

Citadines South Chengdu offers a range of studios to two-bedroom apartments that come with a fully-equipped kitchen and separate work and sleeping areas. Facilities at the serviced residence include a gymnasium, sauna, roof garden, breakfast lounge, children’s indoor play area and meeting rooms.

Citadines South Chengdu is also surrounded by numerous Grade A office towers which house several multinational corporations including Nokia Siemens, Symantec, Maersk, Manulife Financial, Cisco, SAP, GE and IBM. Many facilities, attractions and shopping malls such as the Chengdu International Exhibition & Convention Center, Chengdu Ocean Park, Chengdu Opera House, GTC Shopping Center and Ito-Yokado Shopping Mall are located nearby.

The 177-unit Citadines South Chengdu is slated to open in 2014. Ascott is currently the largest international serviced residence owner-operator in China with about 8,000 apartment units in 43 properties across 17 cities.
