DutaLand moves to Bursa’s plantations sector

PETALING JAYA: DutaLand Bhd will trade under Bursa Malaysia's plantations sector from today, after having transferred from the trading/services sector.  

The company was previously traded as Mycom Bhd but it has since acquired substantial plantation and prime property assets.

DutaLand's latest financial results showed that its plantation division contributed 99% of group earnings.  

The plantation division's operating profit rose more than 100% to RM34.9mil for the six months ended Dec 31, 2007 compared with RM16.7mil in the same period a year earlier. It reported a net profit of RM14.9mil, or fully diluted earnings per share of 1.5 sen, for its second quarter ended Dec 31.  

The plantation earnings are expected to expand further this year in view of the strong surge in palm oil prices.  

The company owns 40,000 acres of oil palm plantations in Sabah, as much as a number of other listed companies on Bursa's plantations sector.  

An analyst who declined to be named said the market was valuing DutaLand based entirely on its plantations assets, and had not accorded any additional value for its rich property landbank.  

DutaLand had a market value of RM468mil at its share price of 83 sen yesterday. This was based on its current issued share capital of 564 million shares, but this would increase to 1.02 billion shares upon conversion of all its convertible loan stocks and exercise of all its warrants. Its market value would then expand to RM840mil on full conversion.  

Besides plantations, the company's market value is backed by a sizeable portfolio of assets that are being converted into sales and earnings.  

DutaLand's principal property asset is 74 acres in the Mont Kiara in Kuala Lumpur, which is jointly owned by the company and Olympia Industries Bhd at a ratio of 58:42.  

In June last year, DutaLand and Olympia agreed with Westcity plc to jointly develop about 10 acres of the land. This was followed by a joint venture agreement with Merrill Lynch Asia in September last year to jointly develop 16.2 acres.  

DutaLand managing director Datuk Yap Yong Seong told the media in December that all the 49 bungalows offered were sold at an initial launch of the Mont Kiara project. These were four-storey villas with private lifts and were sold at between RM800 and RM1,300 psf.  

The initial sales, as well as those to be launched this year, are expected to fetch high profit margins for the group.

Mycom teams up with Merrill Lynch

They will jointly develop land in Kenny Heights

KUALA LUMPUR: Mycom Bhd is teaming up with Merrill Lynch Asia to jointly develop 16.2 acres, valued at RM450mil, in Mont’ Kiara, just two months after striking a deal with Westcity plc of London to develop another parcel of land in the same location.

This could be the first time that a US fund is involved in a joint development project in Kuala Lumpur and signals the confidence of foreigners in Malaysia's property market where prices have yet to peak.

Compared with an average S$4,000 per sq ft in Singapore, property in Kuala Lumpur is still fetching around RM1,500 to RM2,000 per sq ft in good locations around the KL City Centre (KLCC).

This positive response from foreigners is the result of steps by the Government following the exemption from real property gains tax.

  
Mycom’s development of the entire 88 acres under Kenny Heights is also seen as possibly “the last integrated development on the last choice site” in the suburban area of KL.

The joint venture with Merrill Lynch, on a 49:51 basis, is for the development of Parcels 1, 4 and 5 of Kenny Heights. The previous deal with Westcity was for a similar joint development of 10 acres in Parcel 3, valued at RM300mil.

“Kenny Heights is a very exciting project to us. It is unparallelled to any single development in Kuala Lumpur except for KLCC,” Mycom chief Datuk Yap Yong Seong, also known as Duta Yap, told StarBiz. “It will evolve into a new suburban city with about 23 million sq ft of gross floor area.”

The land belonging to Kenny Heights Development Sdn Bhd was injected into Mycom (58%) and Olympia Industries Bhd (42%) under their restructuring schemes that have just been completed.

It is planned as the main commercial centre and high-class residential area next to Kenny Hills. The project is segmented into nine parcels and is to be developed over 15 years.

It will comprise 3,000 residences, hotels with a total 1,600 rooms, 3.8 million sq ft of offices, 3.9 million sq ft of retail space, 500,000 sq ft of conference facilities, a 350,000-sq-ft medical centre and 150,000 sq ft for a cultural centre.

Indeed, it is envisioned to be twice the size of Covent Garden in London, three times that of Roponggi Hills in Tokyo and four times that of the Rockefeller Centre in New York.

Some of the world’s leading architects and designers, such as Adjaye and Associates, Benoy, Conran and Partners, Foster & Partners, ga.a architects, Heatherwick Studio, Jerde Partnership, Kengo Kuma and Associates and WDA, will be involved in the creation.

The market is already abuzz with news of the entry of these two foreign partners into Mycom. Analysts expect more surprises from Duta Yap, who looks like he will have more good news regarding his prime pieces of land and properties in the city.

Upon completion of these transactions, Mycom will be almost completely de-geared.

These transactions are likely to lead to more US and European interests in the Malaysian property investment scene.

納吉訪華經濟成果
馬中簽逾66億貿易投資協定
(北京4日訊)馬來西亞首相拿督斯里納吉,與中國簽署價值逾19億美元(約66億2720萬令吉)的貿易與投資協定。

“彭博社”報導,Acacia Cellulose 國際將購買12億美元(約41億8560萬令吉)的中國機械,聯昌銀行(CIMB Bank)將完成收購中國營口銀行近20%股權。

大馬郵政(POS,4634,主板貿易)昨日也同意與中國郵政集團,相互合作。

此外,馬來商會及中國國際貿易促進商會,將提振兩國貿易與投資直至2011年,兩國政府也同意放寬部分簽證條例。

納吉此次訪馬,加強兩國建交35年的情誼。

在經濟下行之際,納吉也期望開拓新市場,協助大馬企業應對內銷下滑的挑戰。

目前,納吉胞弟拿督納西爾是聯昌集團副主席,他在去年3月宣佈,將以3億4880萬人民幣(約1億7831萬令吉)收購中國營口銀行部分股權。

聯昌集團發言人指出,昨日協議只是收購案形式手續,有關收購已在4月份完成。

另外,Acacia Cellulose國際發言人阿末法依查說,公司將為計劃中的民都魯紙漿廠購買機械,該廠房每年可生產85萬噸紙漿造紙。

另一方面,大馬富達置地(DUTALND,3948,主板貿易)將在中國石家莊一塊逾151.5公頃地段,興建住宅及商業中心。

聯營發展房地產
實達建築神州擴業

大馬上市公司實達建築(SPSETIA,8664,主板產業)與杭州巨神(Ju Shen)建設工程公司聯營,在蕭山發展綜合房地產計劃,進軍中國市場。

實達建築發佈文告指出,將在杭州蕭山一塊25英畝地段,聯營發展綜合房地產。

該公司今日與巨神建設工程簽署合作協議,並由大馬首相拿督斯里納吉見證。

實達建築總裁兼總執行長丹斯里劉啟盛指出,進軍中國,符合公司成為國際業者的計劃。

不過,他說,目前透露聯營細節,如計劃投資額、持股比例,動工或竣工期仍言之過早。

KUALA LUMPUR: DutaLand Bhd has entered into a memorandum of understanding (MoU) with China-Boda Group to jointly develop two separate pieces of land in Hebei Province, China and in the Iskandar Development Region.

In a filing to Bursa Malaysia on June 4, DutaLand said the development of the 151.5ha piece of land in China would be developed over two phases.

"Phase 1 consists of a mixed development project with a total estimated gross development value of 6 billion yuan (RM3.1 billion)," it said.

The land in the Iskandar Region is located at Mukim Plentong, Johor Baharu and measures 15.25ha, it said.

DutaLand said the proposed joint venture would be carried out through the formation of two JV companies incorporated in China and Malaysia, respectively.

It said the company incorporated in China would have a proposed paid-up capital of 100 million yuan on an equity basis of 30:70 between DutaLand and Boda Group respectively.

The Malaysian company shall have a proposed paid-up capital of RM50 million with an equity participation of 70:30 between DutaLand and Boda Group, it said.

DutaLand and Boda Group are expected to sign a formal joint venture agreement within six months from the date of the MoU, it said.

股价一直来来去去没大涨,
直到4点多就突然爆发啦,
炒家还蛮能忍的啊!。。。。。。
