高美达首季净利大跌32% 拟推出10亿令吉产业项目

（吉隆坡19日讯）高美达（Glomac Bhd）在截至今年7月31日止首季（2019财年首季）净赚101万令吉，比上财年同期的147万令吉，按年大跌31.6%，主要是上财年雪兰莪雪邦Saujana KLIA项目的数个阶段已经完成，以及现财年首季的建筑活动减少所致。

这导致每股盈利从2018财年首季的0.19仙，滑落至2019财年首季的0.13仙。

季度营业额也猛挫40.1%至5761万令吉，2018财年首季报9622万令吉。

根据高美达，2019财年首季营业额主要来自Bandar Saujana Utama、Sri Saujana及Saujana KLIA。

展望未来，尽管该集团已经规划即将推出的项目，但预计截至2019年4月30日止财年的表现将面对挑战。

该集团在另一份文告中表示：“由于工资增长放缓和紧缩的贷款政策继续影响销售，预计房地产行业将继续面临挑战。话虽这么说，集团希望强大的中端市场和可负担产品能吸引千禧一代的买家，因为在首次购屋人口统计当中，他们占大多数。”

“潜在发展总值（GDV）高达90亿令吉，使集团能够继续向大众市场提供产品。”

该集团补充说：“集团的财务状况继续保持强劲，因为净负债水平仍然可控。这使得集团可以利用可能出现的任何机会。”

高美达表示，最近政变改善了消费者情绪，因此该集团想趁机加快推出新项目的步伐。

该集团续称：“将于2019财年面市的项目总值10亿令吉，主要是保持在中端市场与可负担市场，至于城镇有地住宅项目，如雪州双溪毛糯的Saujana Perdana及柔佛古来的Saujana Jaya，继续保持稳定的销售。”

此外，高美达也为Glo Damansara Mall招到国际零售商，预计可把广场的租赁率从45%提高至85%。

“这个国际零售商是北亚的主要业者，将会推出新的生活方式概念，预计2019年初开始营运。”

（吉隆坡27日讯）产业发展商高美达（Glomac Bhd）在截至今年10月杪第二季（2019财年第二季）净赚106万令吉，比上财年同季的101万令吉，按年增加4.9%，得益于已完成项目的成本节约。

2019财年次季每股盈利企于0.13仙。

该集团在文告中表示，总盈利赚幅从2018财年次季的21.7%，提高至现财年次季的29.3%。

惟季度营业额从1亿856万令吉，按年狂泻48.6%至5576万令吉，主要是产业发展营业额下跌所致。

累积现财年首半年（2019财年首半年），净利按年萎缩16.7%至207万令吉，上财年同期报249万令吉，营业额则从2018财年首半年的2亿479万令吉，按年大跌44.6%，至现财年同期的1亿1337万令吉。

高美达将疲弱的表现归因于完成了某些发展阶段，以及较少的持续发展阶段。

展望截至2019年4月杪财年余下季度的前景，该集团预计，即使计划在今年推出新项目，其表现也将非常具有挑战性。

高美达说：“集团将在2019财年下半年加快推出新项目，使全年总额达到7亿9000万令吉。”

“新项目主攻中档与可负担市场，而我们在雪兰莪双溪毛糯的Saujana Perdana和柔佛古来的Saujana Jaya等城镇住宅项目继续保持稳定销售。”
