酒店业务拖累
侨丰末季净利跌7%


2017年2月26日
(吉隆坡25日讯)由于旗下酒店和度假村业务亏损,拖累侨丰控股(OSK,5053,主板金融股)截至去年12月杪末季,净利年跌7.4%。不过,仍宣布建议派息5仙。

该公司向马交所报备,末季季净利从上财年同期8547万3000令吉,减少至7911万3000令吉,或每股5.71仙。

营业额也从上财年的4亿5532万1000令吉,按年萎缩17.3%,报3万7668万3000令吉。

累计全年,净利暴搓56%,录得2亿4727万3000令吉,或每股17.86仙;营业额则年涨72.4%,录得13亿567万1000令吉。

酒店和度假村业务在末季,税前亏损达1344万8000令吉,全年转盈为亏,共亏2224万4000令吉。

每股5仙的终期股息,将在来临股东大会上寻求通过。全年累计派出7.5仙股息。【e南洋】

侨丰控股与EPF联手发展28亿澳元墨尔本项目

(吉隆坡6日讯)侨丰控股(OSK Holdings Bhd)成功招揽雇员公积金局(EPF)作为其金融合作伙伴,联手在澳洲墨尔本发展一个占地5英亩(2.02公顷)的综合发展项目,发展总值(GDV)约为28亿澳元(93亿9000万令吉)。

EPF以1亿5400万澳元,收购雅拉公园城市私人有限公司(Yarra Park City Pty Ltd,YPC)的49%股权,后者握有坐落于墨尔本南岸区(Southbank)的墨尔本广场(Melbourne Square)项目的发展权。

EPF总执行长Datuk Shahril Ridza Ridzuan在昨日的一则联合文告中指出,墨尔本广场项目是该退休基金继英国伦敦Battersea发电厂项目的第二项海外投资。

EPF持有开发Battersea发电厂项目的财团20%股权,而森那美(Sime Darby Bhd)和实达集团(S P Setia Bhd)则各别持有40%股权。

然而, EPF这次与侨丰控股联手合作,后者透过子公司辟捷控股(PJ Development Holdings Bhd)持有YPC的其余51%股权。辟捷控股通过澳洲独资子公司PJ (A) Pty Ltd(PJA)和PJA持股27.4%的联号公司Equity & Property Investment Corp Pty Ltd持有这批股权。

Shahril表示:“墨尔本产业发展符合EPF的长期目标,此项目将为我们的海外投资组合带来辅助作用。墨尔本的住宅(产业)需求不断增加,EPF也透过此项目为EPF会员创造回酬。”

侨丰控股总执行长兼集团董事经理丹斯里黄宗华表示,墨尔本广场标识着该集团首次进军墨尔本市场。

“墨尔本广场是全球最宜居城市的一个重要的目的地,而它也是墨尔本标志性发展的最大黄金地段之一。我们很高兴可以和EPF合作进行这个令人振奋的发展项目,我们希望可以打造出一个令大马人为之骄傲的项目。”

侨丰控股在昨日向大马交易所发布的一则文告中指出,辟捷控股已和EPF签署一项售股协议,悉数脱售其持有雅拉发展控股(澳洲)私人有限公司(Yarra Development Holdings (Australia) Sdn Bhd)的股权,进而完成认购YPC的49%股权计划。

侨丰控股补充说,在截至2017年12月31日止的财政年,脱售这批股权预计可为集团净利带来3820万澳元的进账,投资予YPC也将获得4920万令吉或每股12.86仙的外汇收益。

“在2014年5月至2015年2月期间,辟捷控股投资在YPC的原有投资成本为9410万澳元(约2亿6700万令吉)。”

侨丰控股表示,如无任何意外,股权脱售和认购YPC股权计划预计在6个月内完成。

根据侨丰控股和EPF,墨尔本广场项目将把West Gate Freeway和Kavanagh接壤,以及南岸区Balston和Power streets交界的一个前身为停车场的地段,发展成为一个综合社区和零售中心。

“这个项目旨在令南岸区成为一个‘绿色心脏’,附有一个公园和绿树成荫的网络,以及重要的社区基础设施,如托儿设施、超市,以及其他的零售选项。

“墨尔本广场将涵盖4栋住宅公寓、一个零售商场、一栋办公大楼,以及一栋酒店或服务式公寓大楼。这个项目将分为5个阶段施工,预计耗时8至10年。”

首期的发展工程近期也获得维多利亚州政府环境、水务与规划部的规划支持,包括超过1000间公寓的两栋住宅大楼,发展总值逾9亿澳元。

“首期工程将涵盖一个绿色空间和基本设施,包括一个美丽的都市公园、一家托儿所、一家超市、餐厅与咖啡馆,以及一整套的住宅设施。”

侨丰控股和EPF在联合文告中表示:“此发展工程的规模让YPC提供一连串不同的特性,成功将墨尔本广场与其他墨尔本市的其他住宅项目区隔开来。”

YPC已为此项目委任一系列的顶级顾问,包括屡次获奖的Cox Architects,负责设计总体规划和此项目的首期工程、Carr Design则负责室内设计、Sinclair Brook负责项目管理,以及CBRE为首期工程的销售代理,预计将在本月推出。

这块土地PJD当初的购入价是4亿多马币,现在大财主EPF的加入,卖出49%股权已经赚了一亿多马币。有了金主EPF加入,澳洲产业发展更是如虎添翼,钱途无量!

侨丰墨尔本广场项目赚幅20%

(吉隆坡19日讯)侨丰控股(OSK,5053,主板產业股)伙拍僱员公积金局(EPF)所发展澳洲房產项目--墨尔本广场(Melbourne Square),料可在3年后开始作出贡献,估计赚幅约20%。

侨丰控股在4月5日宣佈,僱员公积金局以1亿5400万澳元(5亿1680万令吉)购入旗下Yarra Park City公司(YPC)49%股权,联手发展墨尔本广场。

YPC是一家澳洲公司,持有墨尔本广场发展项目的发展权。侨丰控股是通过早前刚被私有化的辟捷控股(PJDEV)持有YPC其余的51%股权。

该广场的发展总值约为28亿澳元,分5个阶段完成,耗时8至10年。

一名出席侨丰控股常年股东大会的小股东告诉《东方財经》,侨丰控股董事经理丹斯里黄宗华在股东大会中指出,墨尔本广场预计將在3年后做出贡献。

同时,该公司首席財务员黄丽萍认为,该项目料能取得將近20%的赚幅。

墨尔本广场是该公司在当地的第一个项目。

这是將当地一片原本用作泊车场的土地,打造成一个多元用途的社区及零售中心,包括住宅,办公楼及酒店等,预计在未来数月內推介。

该公司管理层说,產业市场近年放缓,导致该公司旗下房產项目认购率不理想,因此今年的產业市场料持续低迷。

不排除售酒店业务

该名股东透露,有人询及近期卸下侨丰国际基金(OSKVI,0053,创业板)非执行董事的职位的黄宗华,是否也將卸下侨丰控股董事经理一职?

黄氏解释说,卸下侨丰国际基金董事职位的原因,是因为上述公司管理层已能掌控大局,这也让他能更加专注侨丰控股和兴业银行的发展。

另外,该公司管理层就酒店业务蒙受亏损做出解释,由於国內酒店市场仍供过於求,而Airbnb的崛起,也进一步加剧了酒店市场的竞爭。因此管理层预测,酒店业务的营运环境仍充满挑战,因此短期內料无法扭转颓势。另外,该公司也不排除未来將脱售其酒店业务。

同时,该公司旗下Atria购物中心已取得超过9成的出租率,较邻近的购物商城表现更为出色,因为客流量自开张以来便节节攀升,目前每月人流量达到60万人。【东方网财经】

根据该公司资料,该项目拥有永久地契,发展总值达28亿澳元(约95亿令吉),料在8至10年内,分5阶段进行。

发展内容包括4座住宅公寓、1座零售商场、1座办公楼和1座酒店或服务式公寓。

根据Melbourne Square的大蓝图,料共有2610个公寓单位,和达38万平方米的总楼面面积。

首阶段项目共有1043单位公寓,单位面积介于49.4平方米至316.8平方米。

两座公寓分东塔和西塔,东塔楼高69层,有566单位公寓;西塔则是54层高,有386单位;除了东西塔两座公寓,高8层的裙楼也有一些公寓单位。

买家可选择的格局有一房式、二房式、三房式、顶楼公寓和复式顶楼公寓。

认购率已达60%

售价介于40万1200澳元(约130万令吉)至580万澳元(约1879万令吉),平均每平方米为1万1000澳元(约3万5631令吉);每年维护费约为1500澳元(约4859令吉)至4000澳元(约1万2957令吉)。

侨丰控股早前通过世邦魏理仕澳洲进行私人预览,向国际市场买家介绍东塔,因此认购率已达60%。

该公司还指出,自4月介绍Melbourne Square之后,许多国际买家表示感兴趣,客户群包括中国、香港、新加坡以及澳洲亚裔永久居民。

公积金局助一臂之力

Melbourne Square的联营伙伴包括雇员公积金局(EPF)。

该项目是雇员公积金局继伦敦巴特西发电站(Battersea Power Station)项目后,第二次参与的海外发展活动。

侨丰控股与公积金局在4月6日宣布,后者以1亿5400万澳元(约5亿2234万令吉)购入侨丰控股子公司49%股权,借此共同发展Melbourne Square项目。

公积金局总执行长拿督沙里尔立查看好墨尔本的房市:“墨尔本住宅需求走高,公积金局可为会员带来回报;该项目符合公积金局的长期目标,为我们的海外组合增色。”

侨丰控股副集团董事经理黄祖星说,Melbourne Square是该集团首次进军澳洲产业市场,展示了发展高素质产业的承诺。

而且他预见该计划将为墨尔本南岸社区注入新气息,因为发展内容包括社区基本建设,旨在让该社区更有生气,同时将提升南岸社区的生活素质。

他还说,首个发展阶段还得到墨尔本维多利亚市政府的环境、水务和策划部门的支持。

著名建筑师事务所设计外观

侨丰控股找来外观由著名澳洲建筑师事务所——考克斯建筑师(Cox Architecture),设计Melbourne Square外观。

室内设计则由当地设计师卡尔(Carr Design)负责。

Melbourne Square位于中央商务区(CBD)南部一公里处,只有一河之隔。

该项目闹中带静,对面是繁忙的中央商务区,右边是宁静的皇家植物园,可说是两全其美。因此,住户可在公寓里观赏花园、城市或海湾景色。

此外,Melbourne Square邻近许多知名大学,包括墨尔本大学(The University of Melbourne)、皇家墨尔本理工大学(RMIT University)及斯威本科技大学(Swinburne University)。

对于喜爱艺术、娱乐及购物者,Melbourne Square也靠近维多利亚国家美术馆、南岸剧院、皇冠赌场、南墨尔本市场及柯林街。

南岸唯一绿肺

Melbourne Square的最大卖点是拥有宽阔的绿色空间。

除了为住户提供花园设施,侨丰控股还开放3700平方米的公园给公众。

考克斯建筑师说,Melbourne Square注重绿色开放空间,增添Southbank的吸引力和设施,进而巩固墨尔本绿色城市的地位。

侨丰控股相信,这座公园将与南岸社区的生活方式互补,为家庭提供消遣的好去处。

该计划裙楼的底层和第一层将设有零售空间,并连接公园及走道。

墨尔本南岸是个成熟地区,拥有1万5000人口,但是缺乏绿色空间。

发展商透露,综合发展在大马常见,但墨尔本并不流行。因此,该项目纳入办公室和酒店元素,让住户足不出户也十分方便。

侨丰控股随后会根据市场需求,决定办公室和酒店元素。

目前,该公司正与国际酒店品牌洽谈,提供酒店房间及服务式套房。

增值设施多元

Melbourne Square首阶段公寓的设施将设在裙楼的第8层及东塔的第54层。

东塔的设施分为两部分,其中一部分较为高端,只有第55层以上的住户可以使用。

保留首阶段的零售空间,为住户引进一些服务,譬如全方位超级市场及托儿所,以迎合人口增长的需求。

发展商指出,墨尔本南岸并无超市,托儿所数量也有限,因此,这些设施会吸引人潮至Melbourne Square,并为住户创造价值。

首阶段建筑工程预计第三季启动,预计在2020年竣工。

(吉隆坡23日讯)侨丰控股(OSK,5053,主板金融股)建议以2送1比例,送出最多8亿2031万1770股红股回馈股东。

侨丰控股总统向交易所报备,将动用股票溢价户头和保留盈利户头来完成上述活动。

董事部几经考虑,认为派送红股是奖励现有股东最合适的方法。

此外,派送红股也能提升股票流通量,吸引更多投资者参与其中,扩大股东规模。

侨丰控股次季净利攀升32% 派息2.5仙

(吉隆坡29日讯)侨丰控股(OSK Holdings Bhd)2017财政年次季净利年增32%至5575万令吉,同期净赚4225万令吉,因金融服务和投资控股业务的盈利企高所提振。

然而,净利走升的正面影响却为产业、建筑和工业业务的贡献减少而被部分抵消。

次季每股盈利也从同期的3.05仙,扩增至4.03仙。

不过,截至2017年6月30日止的财年次季(2017财年次季)营业额按年下跌11.2%至2亿7485万令吉,同期营收报3亿953万令吉。

同时,该集团也宣布,2017财年派发每股2.5仙的中期股息,派息日落在10月11日。

总结上半年的业绩表现,侨丰控股净利按年下滑1.7%至1亿1001万令吉,上财年同期净赚1亿1187万令吉。

累计两季营业额报5亿7739万令吉,同期则为6亿5781万令吉,跌幅为12.2%。

侨丰控股今日通过大马交易所发文告,并将2017财年上半年的疲弱业绩表现归咎于产业及工业业务的进账减低,惟此负面因素却为金融服务和投资控股业务的较高盈利,以及酒店业务的亏损收窄所抵消。

展望未来,侨丰控股表示,对于集团下半年取得令人满意的业绩表现充满信心。

该集团指出,在大马和澳洲推出现有项目及新项目的销量和工程进度账款(progress billing),将继续带动产业发展业务的表现。

“至于大马方面,本集团的目标旨在推出第一期的新发展项目,即位于芙蓉的Iringan Bayu和八打灵再也13区的Ryan & Miho。截至2017年7月31日止,集团的未入账销售达10亿令吉,地库面积企高于2055英亩。”

截至2017年6月30日止,侨丰控股的未入账建筑订单企于5亿3400万令吉,预计可提高集团的盈利水平。

由于侨丰控股仍着眼于政府和私人界展开的项目,该集团预计,工业业务的表现将令人满意,并通过提高生产效率、成本控制、监测和报告来提升盈利水平。
